General
Service, pricing and warranty
How fast can you get here?
For emergencies, a technician is usually at your door within 60 to 120 minutes anywhere in the five boroughs and Nassau. Scheduled appointments are available same day or next day, with morning and evening windows.
Do you charge for estimates?
Estimates for new doors and openers are free. Repairs carry a service call fee that is credited toward the work if you go ahead, so a diagnosis never costs you extra.
Are you licensed and insured?
Yes. We hold a New York City Home Improvement Contractor licence and carry general liability and workers compensation insurance. A certificate of insurance is available for building managers on request.
What warranty do you offer?
One year on parts and 90 days on labor for repairs and installations, on top of the manufacturer warranty on new doors and openers, which is lifetime on many steel doors.
Which brands do you work on?
All of them. We install Clopay, Amarr, Wayne Dalton, CHI and Raynor doors and LiftMaster, Chamberlain and Genie openers, and we repair every major brand including older units.
How much does a garage door repair cost?
Most repairs fall between $150 and $450 depending on the part. Spring replacement, the most common job, is typically $250 to $450 for both springs installed. You always get a firm price before work begins.
How much does a new garage door cost?
A basic single steel door starts around $1,200 installed. Insulated doors run $1,800 to $3,200, carriage house styles $2,800 to $5,500, and modern glass or custom wood doors more. We give a written quote after measuring.
Why will my door not close, and the light blinks?
The safety sensors near the floor are blocked or misaligned. Clear anything in front of them and check that both sensor lights are steady. If it still will not close, call us and we will realign or replace them.
Can I replace a garage door spring myself?
We strongly advise against it. Torsion springs are under enormous tension and cause serious injuries every year. Our technicians replace springs daily with the right tools, and it costs less than an emergency room visit.
How much headroom does an automatic door need?
Most doors need about 12 to 15 inches of clearance above the opening, plus a couple of inches more for a ceiling-mounted opener. Low-headroom track kits and wall-mount openers solve tight garages.
Is a belt-drive opener really quieter?
Yes. A belt drive is the right choice when there is a bedroom above or beside the garage. Chain drives are fine for detached garages and cost a little less.
Do you work on Saturdays?
We are closed Saturday and open 24 hours Sunday through Friday, including overnight emergency dispatch.
What payment methods do you accept?
All major credit cards, Zelle and cash. Financing is available on new door installations.
Broken Spring Replacement
Why replace both springs if only one broke?
Springs wear at the same rate. When one fails the other is usually close behind, and mismatched tension makes the door lift unevenly. Replacing both costs less than a second visit.
Can I open the door with a broken spring?
Please do not. A standard door weighs 150 to 300 pounds. Without the spring, the opener can burn out and the door can drop. Leave it and call us.
How long do garage door springs last?
Standard springs are rated for about 10,000 cycles, roughly 7 to 10 years for a family that uses the door a few times a day. High-cycle springs last two to three times longer.
Opener Repair & Installation
Belt or chain drive?
Belt drives are quieter and better for a garage under a bedroom. Chain drives cost less and are perfectly reliable for detached garages. We carry both.
Can you connect my opener to my phone?
Yes. Most new openers include WiFi, and many existing units can take a small add-on hub so you can open, close and check the door from anywhere.
Cables, Rollers & Track Repair
Why did my door come off track?
Usually a broken cable, a car bumping the door, or worn rollers. We fix the cause, not just the symptom, so it does not happen again.
Panel & Section Replacement
Can a dented panel be repaired instead of replaced?
Small dents in steel doors can sometimes be pulled. Anything that creases the panel or affects how the door tracks should be replaced.
New Garage Door Installation
How long does installation take?
A standard single door is installed in about four hours. Double doors and custom doors can take a full day.
Do I need an insulated door?
If the garage is attached to the house, or there is a room above it, an insulated door pays for itself in comfort and energy. Detached garages usually do not need it.
Is there a warranty?
Manufacturer warranties on the door (lifetime on many steel doors), plus our own parts and labor warranty on the installation.

Yes. Rolling gates, grilles and their motors are a core part of our commercial work across the boroughs.

Is there an extra charge for nights and weekends?
Emergency dispatch carries a service call fee that is credited toward the repair. There are no surprise charges: you approve the price before we start.
Tune-Up & Safety Inspection
How often should a garage door be serviced?
Once a year for most homes. Twice a year for doors used more than six times a day or for commercial doors.
Remotes, Sensors & Keypads
Why does my opener light blink?
The safety sensors are blocked or out of alignment. Check that nothing is in front of them and that both lights are steady. If not, we will realign or replace them.
